+18 Real Estate Plan to Preserving Wealth

Some user named /u/Daytonaman675 posted this on another sub a long time ago, and I saved it. (Edit: I actually found the original post!) I think it was around the time of the Oct 2018 MegaMillions jackpot (the largest in the US so far). Anyway, just thought it was interesting and wanted to share it:

So just on the outside chance one of you actually hits it here is my strategy for tax mitigation and investment, just use me as your broker is all I ask.

First step wait till January 1 to cash that bad boy but start getting these other steps in line.

Current estimate for cash option is 905m

Less taxes of 25% (226m held immediately) and a remaining tax bill of 136m paid April 2020 (total of 40% federal)

Take 5m and use it as “walking around money” -

Next move is with the remaining 730m buy up approximately 2.4b worth of cash flowing CRE assets. This portfolio is going to be at or better than a blended 8% cap rate.

Total depreciation on the portfolio will be 131m first year. Almost completely offsetting your remaining tax bill on lottery winnings.

You should make another 163m from this portfolio year 1 on which you will have to pay taxes of approximately 65m - combined with the remaining tax bill of 5m on taxes makes you pay 70m total in April vs 136m and you made an extra 90m.

Here is where it gets good -

Almost every year after this you should never have to pay taxes on the income this portfolio makes undercurrent tax laws.

163m year after year after year for the next 20years as you roll into bigger properties. Would be approximately 3.5b in cash to you over those 20 years plus another 2b in equity build.

Your family will never want for any material thing again.
